The Brief — A Home That Feels as Good as It Looks
When the homeowners of this Le Yuan Residence unit at Happy Garden first reached out to us, they had a clear picture in mind: a condo that feels premium, warm, and genuinely liveable — not just something that photographs well and collects dust. As a family who entertains regularly, the layout needed to flow. An open-plan concept was non-negotiable. So was a proper, enclosed wet kitchen — one that could handle real Malaysian cooking without letting the smells take over the whole unit.
The unit itself is a generous 1,700+ sq ft 3-bedroom layout — spacious by KL condo standards. But the original developer finishes were plain and disconnected, with no real design identity. Our job was to bring it all together into one cohesive, considered home that would actually age well.

Instead of stark white and bare walls, we layered in neutral off-white tones, sandy oak wood grain textures, sintered stone surfaces, and ambient LED lighting to create a space that feels curated but never stiff.
The colour palette stays grounded throughout: greige walls, warm oak-grain laminates, off-white cabinetry, and matte-black accents as the through-line. No loud feature colours, no trend-chasing. The drama here comes from materials, light, and proportion — which means this home will look just as good in ten years as it does today.

Before You Renovate Your Le Yuan Condo — What You Must Know
Le Yuan Residence is a strata-titled development under DBKL (Dewan Bandaraya Kuala Lumpur) jurisdiction. Before a single hammer swings, every owner needs to be aware of these practical realities:
- JMB Written Approval is Non-Negotiable. You must obtain written approval from Le Yuan's Joint Management Body (JMB) before any renovation work begins — carpentry, tiling, hacking, and electrical works included.
- Renovation Deposit is Required. Expect a refundable deposit of approximately RM500–RM2,000 payable to the management office before works commence.
- Renovation Hours Are Strictly Enforced. Works are generally permitted Monday to Saturday, 8:00am–6:00pm only. No Sunday or public holiday works. Violating this risks a saman from DBKL.
- No Structural Hacking Without Professional Sign-Off. Load-bearing walls, beams, and columns cannot be hacked — even if they fall entirely within your unit.
